The reserve price is $40,000 dollars This is an online auction only.  The property is currently tenant occupied.  This is a two family fixer upper. The lower tenant is paying rent at $360 per month which is way under market value.  The upper tenant is currently not paying rent. Both tenants refuse to let people in at this time.  A deposit of 10% will be collected on the day of the auction with the balance due at closing. A 10% buyer premium will be added to the final purchase price. The seller is responsible for search, survey and transfer tax. All potential bidders must be registered no later than 48 hours prior to the auction.
